Canada Water

4 bed modern town house by the water front in a popular residence of Canada Water.

This property had been on the rental market for over 4 months with 3 different agents.  As it used to be the landlords main residence the landlord was cautious about renting out the property.  In addition they were were keen to achieve a higher rental income due to their mortgage restrictions.  Rent Simple were able to offer a higher rental income than if it had been rented out as a single family home and were able to guarantee the rent for 3 years.  In addition we interior designed the property and carried out any works to make it suitable for sharers including funding any costs toward a HMO (House of Multiple Occupancy) licence.

4 bed town house in a privately gated mews which includes resident Pool, Squash Court, Gym, Sauna and rooftop garden in a very prestigious location in the heart of Notting Hill.

This property had been advertised on the market as a family home for almost 4 months before Rent Simple put an offer within 24 hours of the first viewing.  We furnished and interior designed the property to a high spec and rented it out to 4 high end working professionals.

Clapham/ Battersea

4 bed Victoria house 5 minutes from the popular Clapham Junction Station.

This property used to be the landlords primary residence and had been recently renovated to a high standard which included a high end en suit loft conversion with high spec ceramic tub and walk in shower.  The owners put it on the market for both sales and lettings and were unable to achieve the price they wanted for either.

Rent Simple put in an offer at the agreed price within 24 hours of viewing which was above the market value had it been let to a family.   We sought agreement to change it to a House of Multiple Occupancy for six working professionals and paid for the licence and cost for conversion.  Any changes to the property required as part of the HMO licence were done to a high standard or carried out sympathetically so that they can easily be converted back or the landlord could keep them if they wanted to.  Rent Simple also paid for and furnished the property and carried out interior design work.  The landlord has since carried out an inspection of the works and is extremely happy so much so she was happy to go on camera to encourage other landlords to work with us.  You can watch the video here.

4 bed Mock Tudor/ Art Deco period property only 5 minutes from Sutton Station.

The property still has many of its original features including parquet flooring and used to be the landlords childhood home were they grew up.  The landlords wanted to achieve higher than the market value for a single let family home which we were able to offer after first viewing.

In keeping with the period and architecture of the property, we interior designed the property with boutique furniture with some restored vintage pieces.  Despite there being an oversupply of rooms to rent in the area, we managed to rent out all our rooms to high end working professionals.

4 bed Edwardian terrace which was the landlords investment property for a several years so had much wear and tear from previous years of renting to families with other agents.  This property was on the market for over 4 months with no prospect of it being rented out in its current condition.  Our team took on the property guaranteeing the rent to the landlord for 3 years.  Both our team and landlord carried out works to bring it up to market standard.

Despite being a difficult rental period with a oversupply of rooms, all rooms have been filled with good quality working professionals who are all happily living in the property and love the hands free living arrangements.
